On April 30, 2020, Ustler Development, Inc. acquired the site and broke ground on a 175,940 rentable square foot office building that is leased to EA Tiberon, Inc. (NASDAQ: EA). In October 2021, EA will relocate over 700 personnel from their existing location in Maitland to Creative Village. This is the largest corporate relocation in Downtown Orlando in several decades and it is an important component of the new Innovation District at Creative Village. The $62 million build-to-suit office project also includes a parking garage and urban plaza.
The five-story office building was designed by Baker Barrios Architects and is being constructed by Brasfield & Gorrie. Ustler Properties, Inc. represented the landlord on the long-term office lease while Jones Lang LaSalle represented the tenant and also served as advisor for the capital structure.

Including the EA office project, the first phase of Creative Village represents $697 million in private and public investment and includes 350,000 square feet of academic space for UCF Downtown and Valencia College; over 950 apartments; 640 student housing beds; 175,000 square feet of professional office; a 2.5-acre public park; a full-service Marriott; and the 1,000-student Pre-K through 8th grade ACE School.
